West Chester. It is a newly
established, upscale sports bar that has been actively promoted
($15,000 advertising budget for the first six months). After only
six months the business has achieved modest profitability.
While the business currently doesn't open until 4 pm, there is
significant opportunity for building a lunch business. The
business offers a full menu of sandwiches, appetizers, soups
and salads.
The
sports bar has a legal occupancy of 108. Offering
ten TV’s and a pool table along with an upscale feel, the bar has
a very nice ambiance that provides its customers with a quality
place to stop and have a drink or eat. The business will soon
be receiving its Sunday liquor license.
 
This
2100 sq. ft. sports bar has good exposure /
frontage on a major highway in West Chester.
Rent is $2,000 per month with no maintenance charges or property
taxes. The initial
lease is for five years (annual CPI increase) with three five year
options. They also have
